Board approves two signage variances for PennyMac at 2199 Innerbelt Business Center Drive

The Overland Board of Adjustment on March 11 approved two variances for signage at 2199 Innerbelt Business Center Drive, allowing a larger attached wall sign and a lower mounting height on an eastern wall extension.

Jon Krone of Warren Signs, representing tenant PennyMac, asked the board for relief after staff denied the application on two grounds: the proposal would create a third attached wall sign exceeding the 10% face-area allowance under Section 400.840.A.2, and the sign would sit 5'6" above grade, below the 10-foot clearance required by Section 400.840.B.2. Kadi Sanders, director of community development, told the board staff had approved two attached wall signs for the location and that the additional sign and its lower mounting height triggered the denial.

Krone said the wing wall where the sign would sit is not the full code height and that previous tenants had placed a sign there without approval. City Attorney Joseph Bond noted that because the sign is on a retaining/wing wall rather than the building face, the variance is nonetheless required.

Board members asked about visibility from Interstate 170 and prior unauthorized signage. Krone described the proposed sign as “an internally illuminated sign with channel letters.” The board then voted on two motions: to allow an approximately 58.72-square-foot attached sign on the eastern wall extension, and to allow the sign to be mounted 5'6" above grade on an eight-foot section of the wall. Both motions passed unanimously.

Exhibits B-1 through B-9 (notice, staff report, application, plans and GIS mapping) were entered into the record. No members of the public commented. The approvals permit the applicant to pursue the sign as presented but do not substitute for required permits or inspections.
