The West Town Township Planning Commission voted July 8, 2026, to recommend that the board of supervisors approve West Town School's land development application for a new 23,600-square-foot dining hall, subject to resolution of outstanding consultant comments.
Planning staff said the applicant submitted revised plans on May 15 and had received variances from the zoning hearing board for steep slopes and interior driveway width. Traffic consultant Mr. Federico and township reviewers identified mostly minor outstanding items (signage details, lighting calculations and piping calculations) and said variances requested had been granted. Sarah Poindexter, civil engineer with Studio Sustenna, told the commission the applicant had met reviewers, agreed on required revisions and would provide updated plans.
Commissioners and consultants discussed several waiver requests and stormwater and piping calculations that needed completion. Staff noted the applicant had granted a third extension, with the latest extension due to expire on September 1, allowing time for revised plans and consultant review before the supervisors meet. The commission's policy is to provide a clean plan and consultant sign-offs when possible, but commissioners agreed that a conditional recommendation to the board was appropriate if consultants confirm the outstanding items are addressed.
Commissioner (speaker 5) moved to grant approval with the condition that all outstanding consultant issues be remedied; after an amendment the commission agreed to recommend that the board of supervisors approve the land development application and the seven waivers requested (and any additional waivers that arise from continuing review). The motion was seconded and approved by voice vote with no opposition.
The commission emphasized that its recommendation was conditional on the applicant submitting revised plans that resolve consultant comments and that consultants provide confirmation prior to the supervisors' review. The commission did not adopt final project plans that night; the action was a recommendation to the board of supervisors.
Next steps: the applicant will submit revised plans addressing consultant letters; township consultants will review and, if satisfied, the commission's conditional recommendation will be forwarded to the board of supervisors for final action.
