Board approves lot-line adjustment and waivers to clear title and secure Route 27 access

The Epping Planning Board voted unanimously June 11 to accept and conditionally approve a lot-line adjustment for property owners Adam and Alexia Teixeira at 193 Pleasant Street.
Najad Ghanbari of TF Moran Engineering said the adjustment is intended to clear title and provide vehicular access to the Teixeiras’ property from Route 27 after the State of New Hampshire agreed to sell a portion of the former roadway shown as Parcel A. Ghanbari requested waivers from subdivision regulations for soils, utilities, septic, wells, wetlands and topography, explaining the state advised labeling the submission a subdivision plan rather than a lot-line adjustment.
Board members asked technical questions about iron pin placement and a recorded encroachment. Selectman Trombley suggested removing two of four pins to create a straighter line; Ghanbari said the plan preparer was absent. The board also confirmed the State approved the recorded encroachment where a shed sits and required verification that the shed’s eastern sideline is fully within the larger parcel.
Heather Clark moved to approve waivers six through eleven as read into the record, and the board approved the application with the conditions attached to the file; the motion carried unanimously.
