Atlantic Beach council approves Peppertree Resorts site plan for 63 condominiums

The Atlantic Beach Town Council on Feb. 26 approved a Major Site Plan for Peppertree Resorts, allowing the construction of 63 condominium units at 715 West Fort Macon Road.
Planning Director Jennifer Ansell described the project as one 12-unit building, three nine-unit buildings and 24 townhome-style units. The Planning Board reviewed the Phase II plan on Feb. 6 and recommended approval.
Peppertree representative Marchel Lopez said the developer expects to use a temporary construction access for large deliveries and that he has not heard further concerns from the Ocean Ridge Homeowners Association following planning-board feedback. "We intend to use the access during construction for large deliveries, but that is all," Lopez said.
Fire Chief Mike Simpson told council he had reviewed the plan for turning radii and did not see issues with apparatus movement. He noted the distribution lines shown are four-inch mains and said suppression specifics will be reviewed at the plan-submittal stage. "I do not see any issues with the vehicle turning radius," he said.
Council voted unanimously, 4-0, to approve the Major Site Plan. The council did not finalize specifics of fire-suppression systems at the meeting; those requirements will be confirmed during subsequent plan and permitting reviews.
