McCutcheon told commissioners the commercial center design is still being finalized but plans include an access easement and a gravel drive that meets state fire-code standards to provide emergency access. Staff and commissioners discussed connections to existing roads, the collector alignment through the site, buffering between commercial and residential uses, and whether a percentage of the site should be reserved for commercial uses; staff emphasized that screening and landscape standards must be approved by the planning commission when development is reviewed.
Commissioners voiced a mix of encouragement about the potential for walkable mixed-use development and questions about building placement and buffering for existing homes; with the clarifications in hand, the commission voted to advance the preliminary plat toward council review and subsequent technical reviews.
McCutcheon said: "With the subdivision, we're proposing 86 buildable lots, 1 of the or in 1 detention lot for a total of 87."
