The Tooele City Planning Commission on Wednesday approved a preliminary subdivision plan for Western Acres Phase 4A, a proposed 23-unit townhome development on about 1.35 acres at approximately 1600 North Copper Canyon Drive.
Staff member Mr. Agard presented the plan and recommended approval, saying, “This should be a fairly simple item for you tonight,” and describing 23 privately owned townhouse lots, limited common areas (driveways and private open space), a private road to be maintained by the Western Acres HOA, and additional public-utility-easement (PUE) conditions to be addressed at final plat.
Commissioner Anderson moved to approve the preliminary plan for Western Acres Phase 4A (application 2026022) "based on the findings and the conditions listed in the staff report dated 07/02/2025," and a second was recorded. The commission voted 7-0 to approve the preliminary subdivision plan; Chairman Hamilton stated, “I also vote aye.”
The staff recommendation cites compliance with the subdivision ordinance and development standards; Mr. Agard noted that the development is in the MR-16 PUD multifamily residential zone and is consistent with earlier Western Acres phases as the overall project extends southward.
The approval is preliminary; staff recorded a set of standard conditions and noted two additional conditions related to PUEs that will be resolved at the final plat stage. No public comment or substantial opposition was recorded on the item during the meeting.
Votes at a glance: the commissioners recorded affirmative votes from Commissioner Hammer, Commissioner Sloan, Commissioner Proctor, Commissioner Cordova, Commissioner Jensen, Commissioner Anderson (mover), and Chairman Hamilton, for a 7-0 approval.
