Charlie Peoria said front facades meet the 70% brick/stone requirement and the applicant supplied a landscaping plan consistent with PGC standards; elevations for a smaller monument sign remain outstanding. City engineering said the traffic impact study is still under review and flagged impactful comments "that could really affect the layout of the site," recommending deferral until the applicant resolves those comments.
Brad Snyder, the applicant’s representative with CSDG, said his team is coordinating with engineering on the traffic comments and asked the commission to consider conditions of approval if the issues can be addressed before the voting meeting. Engineering reiterated its checkpoint that a traffic impact study must be approved prior to the voting meeting; if not, the item will be deferred.
Next steps: The applicant and city engineering will try to resolve traffic‑study comments before the voting meeting; otherwise the commission will defer action.
