Assessor: Monroe's 2026 maintenance assessment cycle shows 93% assessment ratio and $7.72M in new construction value

Brandon Roush of Accurate Appraisal, the statutory assessor for the City of Monroe, presented the firm's maintenance-cycle assessment report for 2026 at the board meeting on May 28.
"The estimated 2026 assessment ratio is 93%," Roush said during his presentation. He told the board his team reviewed 677 building permits and 341 sales within the city during the assessment year, of which 178 were residential arms‑length transactions. During the open-book period the assessor recorded 99 customer interactions (43 residential, 56 commercial) and five open-book appointments.
Roush reported that, after review, the assessor added $1,596,800 in residential new-construction value and $6,120,800 in commercial new-construction value to the assessment roll for 2026. He told the board Monroe is scheduled for an every-other-year market update next year.
The board accepted receipt of the assessment roll and the clerk confirmed the paper roll was available for public inspection during the meeting. The board also noted three omitted properties from the 2025 roll — located in the Richland Heights area and associated in the record with an owner name — were added to the 2026 roll. The board reported no double assessments and certified corrections of error under Wisconsin Stat. §70.43.
