The Mukwonago Plan Commission approved a certified survey map May 12 to adjust lot lines on the First Congregational Church property on Roberts Drive so the church parcel meets the minimum two-acre area required for conditional use in the R2 district and so related parcels comply with lot coverage and setback rules. Planning staff said the CSM will shift the lot line roughly 22½ feet to create a two-acre church parcel and allow the corner house parcel to meet maximum lot coverage and setback requirements. Staff recommended approval contingent on making the annotated corrections described in the staff report.
Staff emphasized the change does not alter the site's use; the church and school uses are existing and any future changes to use or site work would require a conditional-use review. Commissioners raised questions about whether the parcels could add hardscape given tight impervious-coverage calculations and about small future accessory structures; staff said the current CSM, as annotated, meets the code limits but additional work would be evaluated when proposed.
A commissioner also requested a correction to one parcel number (add suffix "6" to MUKV197490 to read MUKV1974906) during the motion. The commission approved the resolution (recorded as PC resolution 2026-35 in the meeting) by voice vote.
