Commission clears site plan for multi-tenant industrial building on State Highway 83

The Mukwonago Plan Commission approved a site-plan and architectural review May 12 for a proposed industrial manufacturing/warehouse multi-tenant building on State Highway 83 (parcel A477300004). Planning staff told commissioners the proposed use is permitted in the M4 zoning district and that the packet included architectural drawings, lighting plans and landscaping plans; staff recommended approval.
During questioning, commissioners asked about the final parking count. Planner (staff) said the proposal provides 116 parking stalls plus the statutory required ADA spaces and that, based on the submitted plan-of-operation and proposed staffing, the building could accommodate roughly 110 employees. "We feel that's sufficient," the Planner (staff) said, noting tenants will be evaluated later at the time of occupancy requests.
Commissioners also reviewed lighting and design consistency with nearby development. After discussion the commission voted to adopt PC resolution 2026-06 approving the site plan and architectural review on a voice vote.
The approval does not authorize specific tenant occupancy; staff said future tenants will require separate occupancy review and any substantive changes to use will need additional approvals.
