Commission backs Holdredge ADU variance, requests ZBA site‑walk for Lawrence wetland encroachment

The Francestown Conservation Commission reviewed two variance applications at its May 4 meeting, approving a noncontroversial ADU plan and asking for an on‑site inspection for a separate proposal that affects the wetland buffer.
David Ely of New Boston presented the Holdredge application (Map 6 Lot 66‑2) for an attached accessory dwelling unit with rear access stairs that minimally increases an existing nonconformity with side setbacks and the wetland buffer. Commissioners said the relevant wetland is on the abutting property and that a stone wall at the property line provides some protection; the commission did not identify negative impacts and stated no concerns with the variance.
By contrast, the Lawrence application (Map 6 Lot 74‑6) would place the proposed building squarely within the wetland buffer zone on two sides. Commissioners noted that vegetation already has been cut on the parcel and said a site walk is required so the commission can render an informed opinion. The commission requested that the ZBA schedule the site walk at a time outside normal business hours so members can attend; if the ZBA declines the request, the commission said it will arrange its own site visit.
No formal votes on either application were recorded beyond the commission's concurrence on the Holdredge proposal and the site‑walk request for the Lawrence parcel.
