Pleasant Valley approves Lot 10B split; owner says FEMA floodplain status will change

Pleasant Valley aldermen approved a lot split on March 3 that creates a new parcel labeled Lot 10B and allows a proposed 40‑by‑80 building on the site.
Staff presented a certified survey prepared by J and J Survey and explained the standard filing fee and required map elements. The board and staff discussed zoning (M‑1), permitted uses and floodplain elevation requirements; staff emphasized that building plans must show the lowest floor (concrete slab) at least 12 inches above the flood buffer to comply with FEMA and local code.
Owner Brett McGee spoke to the board about the property and future use. "All of that land is now currently out of a flood plain, what we're gonna be building on by more than a foot," McGee said, adding that he paid for surveying showing parts of the lot removed from FEMA floodplain maps and that the map will be updated once FEMA completes its review.
McGee also said he is selling his business to another electrical contractor who will continue similar operations on the parcel if the lot split is finalized. After a motion to approve the lot split and a roll‑call vote, the clerk recorded votes in favor and the motion passed.
Next steps: staff will prepare an ordinance for the next meeting to finalize the split and, once signed, the map will be recorded with the Clay County recorder of deeds.
