Council approves lot-line consolidation for three Bell Avenue parcels

Crafton Borough Council voted July 9 to approve a lot-line consolidation application that will merge three parcels on Bell Avenue into two.
Frank Tedesco, community and economic development director, presented the application and described it as a lot-line consolidation that does not require land development. "The applicant is asking for a parcel consolidation turning 3 parcels into 2 parcels," Tedesco said, and he walked council through the site plan and the remaining certification steps (notary, title certificate, municipal engineering sign-off and county recording).
The motion to approve the Taylor/Palmer/Chachario subdivision plan referenced Gateway engineers' letter dated May 20, 2026 and the planning commission's recommendation of June 23, 2026. Council members asked whether the consolidated property would be used for anything beyond becoming official side yards; staff replied the homeowners have already been treating the middle parcel as side yard and intend to formalize that arrangement.
Council approved the motion after a second; staff noted that the applicants must still obtain the listed certifications and record the consolidated plat with the county before the transaction is final.
The approval is administrative and does not change immediate land use but allows the applicants to complete recordation steps required by the county.
