Staff described an application (TCZA25-07) from property owner Glenda Seifer asking to rezone a three-acre tract on Omega Hill Road (parcel ID 0064008) from split AG/R-1 zoning to all AG so the applicant could place a manufactured home in the middle of the parcel and ensure the home would be allowed under county rules.
According to staff, the parcel is split roughly north–south and the applicant wants to site a manufactured home that might otherwise cross the R-1 line; manufactured homes are not allowed in R-1. Staff told the board the Planning Commission heard the application on Jan. 8 and "voted unanimously to recommend approval." Staff also noted that a person who spoke in opposition said they did not want manufactured homes nearby but that person currently resides in a manufactured home two parcels away, which staff described as a confusing opposition.
