Council approves Showboat Cottages site-plan modification allowing lot subdivisions

The Atlantic Beach Town Council on Feb. 27 approved MSP-21-01, a major site plan modification submitted by Ballou-Lewis Properties to permit subdivision of lots within the approved Showboat Cottages development along the Atlantic Beach Causeway.
Planning staff noted the modification does not change the approved density, site layout or applicable NC residential construction requirements. The Planning Board considered the request at a special meeting on Feb. 20 and unanimously recommended approval.
There were no public comments during the required notice period. Mayor Pro Tem Austin Waters moved to approve MSP-21-01; Councilmember Joseph Starling seconded. The council voted unanimously, 4-0, to approve the modification.
Staff and the applicant noted that state law limits local regulation of ownership; the modification clarifies that the site plan may be subdivided without affecting the originally approved site characteristics. The council also acknowledged that the recently adopted UDO amendment alters public-notice procedures for major site-plan changes.
