Maggie Valley Planning Board unanimously approves final plat for 'The Views' subdivision

The Maggie Valley Planning Board unanimously approved the final plat for a subdivision called "The Views" at its March 18 meeting. The vote followed a staff report confirming zoning and infrastructure status and a brief exchange of technical questions.

Town Planner Sam Cullen told the board the approval covers the remaining lots above three lower lots that were previously approved as a minor subdivision; Lot 6 was removed from this final plat for future development because infrastructure has not been installed on that parcel. Cullen said the property is zoned R‑2 and that the lots meet the by‑right standards for that district. He said all right‑of‑ways, easements and roads meet town standards and that the only outstanding item is pavement, which is bonded at 125% of the project cost and for which the developer has provided the required funds.

Board members asked technical questions during the presentation. Chuck Cummings asked about the location of sewer easements and Planner Cullen pointed them out on the plat. Randy Blackmon asked how many houses will be built; Cullen said each lot is expected to support one primary dwelling unit and noted accessory dwelling units could be allowed if the homeowners association permits them. Tom Hines, listed as the developer, provided an update on the progress of the minor subdivision built below the submitted plat.

Chuck Cummings moved to approve the final plat for "The Views"; Randy Blackmon seconded. The motion passed with all in favor. The board then continued to other business and adjourned at 5:58 p.m.

The approval allows the developer to proceed with the final plat as presented; final building permits and any required inspections or certificates remain subject to town procedures.
