Williston approves Northview lots’ reclassification and rezoning to heavy industrial

The Board approved a comprehensive-plan amendment and zone change to reclassify Lots 1 and 3 of Northview Subdivision from 'Low Density Residential' and (A) Agriculture to 'Industrial' and (M-2) Heavy Industrial, respectively, citing proximity to existing industrial uses and distance (~550 feet) from the nearest residence.
The Williston Board of City Commissioners on Jan. 13 approved a comprehensive-plan amendment and zone change that reclassifies Lots 1 and 3 of the Northview Subdivision to industrial uses.
Staff planner Lisa Weidner recommended changing the parcels’ Future Land Use designation from 'Low Density Residential' to 'Industrial' and rezoning them from (A) Agriculture to (M-2) Heavy Industrial. Weidner said surrounding parcels already include industrial designations and noted the nearest residence to Lot 1 is roughly 550 feet away, separated by 55th Street West and a 150-foot right of way.
President Klug opened the public hearing and asked for comment three times; no members of the public spoke. Commissioner Siemieniewski moved to approve the zone change and the motion, seconded by Commissioner Gjovig, carried 5-0. The board separately approved the comprehensive plan amendment by the same vote.
City staff concluded the rezoning aligns the parcels with existing industrial activity in that portion of 55th Street West and with topographical conditions to the west that staff said support industrial use.
The action allows property owners and developers to pursue industrial development consistent with the M-2 zoning designation; any future projects will be subject to permitting and site-review processes required by the city.
