Brentwood planners propose limiting large data centers to Light Industrial District; first reading held

At the April 6 meeting the Brentwood Board of Aldermen held a public hearing and gave a first reading to a text amendment clarifying the treatment of data centers in the city’s code, specifying that large, freestanding third‑party data centers would be allowed as conditional uses only in the Light Industrial District (LID).
Planning staff said the amendment is intended to “get ahead” of regional interest and to provide specific supplemental regulations for data centers. Staff told the board small, accessory server rooms that support an individual business and occupy less than 10% of floor space would remain permitted under office uses but that freestanding centers at larger scale for third-party operators would be treated as conditional uses requiring Planning & Zoning review and a CUP. The Planning and Zoning Commission recommended approval by a 9–0 vote in March.
Alderman Sims asked whether the change meant data centers would be allowed only in the LID; staff confirmed that was the intent while noting that very small on-site server rooms would still be allowed under existing office-use rules. The measure received a first reading by title; the board scheduled a second reading for April 20, 2026.
