Adams Township planners reviewed a sketch plan for Quincy Heights Retail and noted several follow‑up items, while staff flagged a slate of draft ordinances for future consideration.
John Wright, senior project manager with LSSE, presented a sketch for Quincy Heights Retail showing two buildings sited about 100 feet above Route 228 with full site connections, guiderails and loading zones. Commissioners raised questions about fire‑truck turning radii; Wright said the design will include an auto‑turn. Commissioner Liz McMeekin queried stormwater management and retail‑space layout; Wright acknowledged the issues and agreed to provide additional engineering detail. Solicitor Sean Gallagher said an updated traffic study would be required; Wright agreed to supply one.
During the sketch discussion Tina Wilson asked whether Roxsan Drive was a new road; Chair Marty McKinney confirmed Roxsan Drive is an existing township road. Commissioners also discussed buffer yards and noted the Planning and Code departments will continue to refine requirements.
Staff presented other agenda items for future follow up, including a Codes Department permit report and a summary of Board of Supervisors development actions. Draft ordinances identified for further work included proposals on data centers, solar energy projects, commercial development lighting, change‑of‑use and application process updates, and an overlay expansion at intersections.
Commissioners asked staff to schedule the necessary follow‑up, including updated traffic and stormwater information, before any formal land‑development submission for Quincy Heights.
