Plan for two duplexes at 3888 Denison Ave tabled pending engineering revisions

Kelly Engineers representative Matt Burns presented a proposal to subdivide a corner lot (0 Bridge Street / 3888 Denison Avenue) into two semi‑detached duplexes, creating four residential units. Burns said required zoning variances had already been granted and that the project includes an oversized underground stormwater facility and a homeowners association to maintain the basin and parking.

Township planning staff supported the project concept but flagged substantive comments that must be addressed before a recommendation to council. Greg Kerr of Pennoni Associates asked the applicant to show infiltration test locations, confirm infiltration depth and align plan contours with detail elevations. He also requested an outlet structure and piping/roof-drain details be added to a post‑construction plan sheet so reviewers can visually verify the basin and overflow components.

Matt Burns said the applicant will provide the requested details and that a blanket easement for the stormwater facility is likely. Commissioners expressed general support for the concept but agreed with staff that outstanding technical comments should be resolved first. The commission voted to table the item so the applicant can revise the plans and coordinate with the township engineering and planning staff.

No final vote or approval was recorded; staff and Pennoni will review revised plans and the item will return to the commission when those comments are addressed.
