Developer seeks PUD changes to allow denser mixed-use at 48th & Pioneers; council hears neighborhood outreach

Jeff Bridal, the applicant representative, presented the 48th & Pioneers planned unit development on July 13, asking the council to approve waivers that would allow increased building height, reduced front and side setbacks and reduced parking requirements to encourage mixed-use infill and missing-middle housing.
Bridal said the PUD’s “core goal is to create an enhanced sense of space and a central commercial hub for the neighborhood” and that a neighborhood meeting held April 20 drew about 8–10 nearby residents who were generally supportive. Council members questioned the neighborhood outreach and flexibility in the parking plan should commercial activity increase; Bridal said there is room for flexibility and that parking impacts were not expected to be large.
Council thanked the applicant for neighborhood outreach. No public opposition was recorded at the hearing.
