Select Board addresses registry deed errors and waives subdivision admin fee for buyer
Summary
Town staff reported two land‑ownership issues: a registry submission missing waterfront acreage and a parcel split treated as two parcels after a Class VI road division; the board agreed to waive the administrative portion of a subdivision application for the current buyer, with the buyer paying abutter-notice and legal-posting costs.

Edie Drinkwater told the Select Board that a recently recorded sale at the registry omitted waterfront property that should have been included in the transaction. Separately, she described a long-standing situation in which a single deeded property had at some point been treated as two parcels after a Class VI road division; a pending sale has prompted research that indicates the buyer will need to seek a subdivision to correct the record.
Because the town previously had treated the land as separate parcels, the Select Board agreed to waive the administrative portion of the subdivision application fee for the current buyer; the buyer remains responsible for abutter-notice fees and required legal postings. The minutes note the parcel condition dates back at least 35 years, and that staff and the buyer will pursue the required registry corrections and subdivision steps.
The minutes do not include the property identifiers or the corrected legal descriptions; the board’s action was limited to waiving the administrative fee portion for this applicant.
