Public hearing held on proposed Lauderdale outdoor event venue as neighbors raise noise and safety concerns

The St. Charles County Council held a public hearing on bill 5,506, a conditional use permit application to allow an outdoor event venue (primarily weddings and receptions) near Lauderdale Estates off Highway DD.

Planning & Zoning Division Director Robert Myers described the application as a 7.1-acre site with a permanent covered tent, a concrete dance floor and a parking lot on adjacent Lot B. He told the council that the Planning & Zoning Commission recommended approval with conditions, but county staff recommended denial largely because the outdoor venue would be roughly 300 feet from the nearest residence across a pond with limited separation.

Neighbors testified at the hearing. Bill Florence said his home is approximately 500 feet from the site and that his sleeping quarters face the venue; he asked the council to deny a permit for nighttime events so residents could keep "their right to peace and quiet." John Vogel and others described existing noise in the corridor (nearby shooting, events at other venues) and raised concerns about sight distance and safety at the proposed driveway locations on Highway DD.

Proponents, including Arnie Deanoff and the applicant's engineer Charles Wardle, said the owner has a record of high-quality residential development, described proposed buffers and site-plan changes, and urged the council not to unduly limit property rights. Applicant Dan Lauderdale said he expects to require contracts ensuring amplified music ends at 10 p.m. and described proposed plantings and fountains intended to mitigate noise.

The council closed the public hearing at the end of testimony; no final council decision on the conditional use permit was recorded during the meeting.
