The Eldridge City Council voted to grant a one-year extension of a street-assessment waiver for GRT Eldridge Property LLC (identified in agenda materials also as RealCo) after hearing from the developer’s representative and staff.
The request traces to a November 10, 2023 council action that originally granted the waiver and set it to expire at the end of 2026. The applicant asked for an extension through the end of 2028; staff reiterated that city code generally requires infrastructure to be extended to the end of the property and recommended against an extension. One councilmember said a two-year extension would be ‘‘a little long’’ and signaled willingness to support a one-year extension.
A representative for the property said the company owns nine acres at the end of the street and that a one-year extension would give them time to determine whether additional development plans require changing the road layout; he said the company would prefer one year rather than none.
Councilmember Dockery moved to grant a one-year extension and Councilmember LePlante seconded the motion. The motion carried by voice vote; the meeting record indicates the motion passed and the waiver will now be due at the end of the additional year. Staff’s recommendation against an extension was recorded in the discussion and remains part of the administrative record.
Council members noted the one-year extension preserves flexibility for both the developer and future city planning, while keeping the door open for review if the property is not developed within that period.
