West Whiteland supervisors set July hearing on zoning change to allow smaller lots and more open space for Weston Tract plan

The West Whiteland Township Board of Supervisors voted June 24 to set a public hearing for July 22 on a proposed zoning text amendment to the cluster development option in the R-1 Residential district.
Planning Director John Weller told the board the amendment was prompted by a revised conditional use plan from Willow Hill Development Group for the Weston Tract (the former Weston Solutions campus on King Road). The developer's revised design seeks minimum lots of 19,000 square feet and 40% permanent open space, down from the current minimum lot size of 22,000 square feet and 30% permanent open space, without increasing the total number of dwellings. "The benefit to the Township is a better design with more open space," Weller said.
The Planning Commission reviewed the proposal multiple times and expressed concern about potential effects on existing cluster developments. To address that concern, the amendment would apply only to new proposals, not to existing approved cluster developments such as Ryerss Hunt and Swedesford Chase. The Board directed staff to initiate amendments to sections 325-26 and 325-91.B of the Township Zoning Ordinance and adopted Resolution No. 2026-26 establishing the time and place for the public hearing pursuant to the Municipalities Planning Code.
The motion, made by Rajesh Kumbhardare and seconded by Libby Madarasz, passed unanimously. The public hearing will allow residents, neighbors, and other stakeholders to comment before the Board considers final action.
