The Cheatham County commission heard four zoning items at the July 13 workshop and took public comment on each.
Item 1: Staff introduced a request by Adam Proffitt to rezone a 2.81-acre portion of Map 67 Parcel 17 at 3026 Pettway Road in the 5th voting district. A resident who said he had a vested interest in the property described a plan that would leave three total house lots and preserve a 5-acre tract to reduce confusion from earlier consideration.
Item 2: A request by Brad Schoeneck would change a 1.85-acre parcel on Highway 41A from C1 to R1. Staff and a commissioner noted prior boundary oddities where a small "needle" of Robertson County complicates the map near a church sign; staff reported no opposition to the rezoning.
Item 3: Owner Eric Brazier identified himself and said he and his family bought the former Music City Canoe site at 1203 Highway 70 and seek a C1 designation to permit services such as a drive-through coffee and smoothie shop to serve corridor needs.
Item 4: Charles Williams requested a MAG-to-R1 change for Map 68 Parcel 22 to resolve a nonconforming situation: a garage apartment with living quarters and a primary house. A family member explained splitting the parcel would allow each dwelling to sit on roughly one acre and become conforming.
Next steps: Commissioners asked procedural questions and will take the zoning items up one at a time on the agenda; no final rezoning votes were recorded during the workshop.
