CDD approves redesign of two gatehouses and master signage program; work planned before 2026 financing

The River Ridge CDD on Oct. 22 authorized design work to refresh two gatehouses and approved a program to replace community monuments and signage.
Eric Long presented RG Architects, P.A.'s fee proposal to redesign two gatehouses; the proposal calls for a facelift rather than demolition and anticipates design and permitting will take 12–18 months. The Board discussed elevation certificates, zoning and potential changes in flood zones. The minutes note that the $62,500 design fee would be booked as a reimbursable deferred cost and invoiced to the district when financing is issued. "On MOTION by Mr. Blumenthal and seconded by Mr. Mountford, with all in favor, authorizing Bowman to retain the services of RG Architects, P.A., as a subconsultant under the standard Bowman terms... was approved," the minutes record.
Separately, the Board approved a Bowman Consulting Group proposal to provide landscape architecture services for a Pelican Sound Master Signage Program that would replace monuments throughout the CDD. Mr. Long said neighborhood monument replacement costs are budgeted under Pelican Sound replacement reserves; the Board approved the Bowman proposal by unanimous motion.
Mr. Krebs and Mr. Long will coordinate plans, elevations and permit documents and provide renderings and updates to neighborhoods as the project advances. The Board authorized the Chair to execute documents after District Counsel and the District Manager review agreements.
Next steps: Staff to confirm contract/markup terms, circulate design PDFs to the engineer and manager, present subconsultant agreements to District Counsel for review, and provide monthly updates to the Board and neighborhoods.
