Council held a joint public hearing on April 8 concerning ZMA-2025, a request from Paul and Lisa Moss to rezone part of Tax Map Parcel 230-6-1 from R1 (single-family residential) to B3 (general commercial) so the front B3 parcel and the rear parcel can be combined to meet the 10-acre minimum required for an overnight recreational development.
Jay Detrick, director of community development, said the proposal envisions roughly 20 RV spaces and 10 cabins, restrooms, playground and common areas, with potential for future expansion. Detrick noted that the rezoned portion would be combined with the already-B3 front portion of the property along Stagecoach Road to meet the 10-acre requirement in the city's design standards. The rezoning request was published in the Bristol Herald Courier on March 25 and April 1 as required by state code.
No members of the public spoke at the hearing. Council and staff exchanged questions during the presentation; the Planning Commission closed its portion of the hearing and the city's review process will continue under normal land-use procedures.
