Planning Board approves preliminary plat for six-lot Academy Heights Villas subdivision

The Kinston Planning Board approved May 12 a preliminary plat for Academy Heights Villas that subdivides 3.12 acres into six lots from a larger 40-acre parcel.
Planning Director Elizabeth Blount said the plat, submitted by Graham King, complies with the city’s subdivision regulations. The proposed Lots 1–3 would be approximately 0.6 acres each and Lots 4–6 approximately 0.44 acres each. The rear portion of the larger parcel is in a flood zone and is not included in the subdivision. The street accessing the new lots will be a private drive, meaning the city will have no maintenance responsibility for that road.
Board Member Omar Grady moved to approve the preliminary plat; Board Member Betty Nobles seconded, and the motion carried unanimously. Director Blount noted that preliminary-plat approval authorizes only the subdivision of land; any construction will require separate city approvals and the Planning Board has 45 days to act from first presentation.
Because preliminary-plat approval is a final administrative action of the Planning Board, the item will not be forwarded to City Council.
