Planning board grants conditional approval for Ciaffone lot-line change

Jonathan Millen presented a lot-line change to reconfigure three roughly half-acre parcels into two parcels of about 0.75 acres each. "We had three parcels, approximately a half acre each...we are going to subdivide them into two parcels, approximately .75 acres each," Millen said.
Pat Hines told the board the application received variances at the Sept. 26 Zoning Board meeting and that the Highway Superintendent raised no objection to the existing Gardnertown Road access. Hines noted that lot-line changes are Type II under SEQRA and that no new construction is proposed.
Dominic Cordisco recommended conditional final approval subject to payment of fees and advised against imposing a recreation fee because the change does not create a new residential lot. The Planning Board voted unanimously to grant the conditional final approval.
Next steps: applicant to pay required fees and record the lot-line documents as required by town procedures.
