Commissioners approve Carlson amended plat and grant one-year extension to San Juan Meadows

Montrose County planning staff presented two items Nov. 6 and the board approved both.
The Carlson Minor amended plat, which combines three lots and includes a small strip of land the applicant also owns, was presented by planning staff who said the proposal meets subdivision regulations and recommended approval. A motion to approve the amended plat based on the findings of fact in staff's report was seconded and passed by oral vote.
On the San Juan Meadows minor amended plat, staff said the plat was approved Oct. 18 but the applicant had trouble getting lender sign-off and requested a one-year extension. Under the subdivision regulations, the board may issue an extension when circumstances outside the applicant's control prevent completion; staff recommended the extension to Oct. 18, 2025 and the board approved it by motion and oral vote.
Commissioners asked whether the county places limits on the number of extensions; staff said the regulations do not specify a numeric limit but extensions can be denied if criteria are not met.
