Kevin Eichert, director of growth management, told commissioners that the carriage-house application lists a corrected interior area of 1,166 square feet and emphasized that materials "should be consistent with the existing structure," noting the need to label architectural shingles and windows clearly on plans. He said staff would require documentation that any brick used be consistent with the current house and that the smooth-faced soffit on the existing structure be retained where appropriate.
Commissioners and the applicant discussed utilities and a service yard: the applicant said the electrical meter and HVAC compressor were proposed near the rear/side orientation and that the building might need to shift slightly inward to create adequate room for a compressor and service-yard fence. Eichert responded that "if we're shifting this, I'm gonna say south, 3 to 4 feet, that might give you the appropriate amount of space" to accommodate the service yard while maintaining accessibility.
Commissioners also asked for a more articulated garage door rather than an entirely flat steel panel; staff said they would work with the applicant on a final garage-door design to ensure it is compatible with the house and the district.
A commissioner moved to approve the application with staff recommendations (items 2–6); another commissioner seconded. The motion passed on a voice vote. The transcript records the outcome as "Motion passed" without a numerical roll-call tally.
Staff will confirm labeled materials and final garage-door design on the plans before issuing final paperwork.
