Council hears three first readings on rear- and side-yard variances for Hillcrest and Brook addresses

At the July 13 meeting the council heard first readings for three residential setback variations at 408 Hillcrest (rear-yard), 410 Hillcrest (side-yard) and 102 Brook (rear-yard). Staff said the Zoning Board of Appeals recommended unanimous approval for each with conditions including screening and limits on accessory structures.
The Prospect Heights City Council heard first readings on three separate residential setback-variation requests at its July 13 meeting.
Dan, a city staff member, presented the three items on behalf of the planning/zoning staff. For 408 Hillcrest (O26-15) the applicant seeks a rear-yard variance to add a garage on a lot that predates the city's 50-foot rear setback; the Zoning Board of Appeals recommended approval conditioned on allowing only one additional accessory structure, limited to 200 square feet, and the applicant agreed to that condition.
At 410 Hillcrest (O26-16) the applicant sought a side-yard variation to install a driveway to access a rear yard for a detached garage. Dan said the applicant could not attend but the PZBA approved a plan allowing the driveway while preserving roughly 3.5 feet of grass; that approval requires the owner to return the area to a 5-foot setback after the existing house is cleared.
At 102 Brook (O26-17) applicants Paul Bach and architect Jim Goson attended. Staff said the proposed addition would encroach to about 12.7 feet from the rear property line; the applicants agreed to install roughly 30 feet of natural screening (arborvitae) and to limit accessory structures to no more than two, each up to 200 square feet. Dan said the ZBA recommended unanimous approval with those conditions.
All three items were introduced as first readings and will return to the council at a subsequent meeting for final action. Staff asked that anyone with questions contact Dan before the next meeting.
