Board approves sign variance at 501 Lincoln Way West after wind damage

The Mishawaka Board of Zoning Appeals on July 14 approved a sign variance for 501 Lincoln Way West, allowing a pole or smaller sign where the zoning code requires a monument sign.
Owner Shelley McLean told the board a large preexisting sign attached to the building was blown down by wind in March and that the property’s layout — mostly parking — offers no clear location for a monument sign. “There’s really nowhere to put a monument sign on my property,” she said, noting that any monument would intrude on parking and a sidewalk easement. McLean said customers often miss the business and that a smaller pole sign would fit the site and downtown character.
With no opposition during the hearing and after staff review, a motion to approve the variance was made and seconded. The board voted unanimously to grant the sign variance; McLean said she expected the replacement sign within about a month.
The board did not record any special conditions beyond standard permitting requirements for sign installation.
