Commission grants negative determination for Habitat for Humanity lot on Island Road

Scott Ferriero of Home Run Engineering presented on behalf of Habitat for Humanity a proposed 20 by 36 foot single‑family house sited on a 40 by 100 foot lot at Island Road and Lagoon Lane. Ferriero confirmed sewer access and described a slab foundation elevated approximately three feet above nearby flood elevation; "We'll call it at 106 and a half," he said when describing approximate slab elevation relative to the flood elevation across the street.
Commission members asked for contours and notes indicating whether fill would be imported and where materials would be staged during construction. Ferriero said material excavated during construction would be trucked off‑site and agreed to add notes to the plan to prohibit on‑site storage. Staff asked for sediment and erosion control conditions and a pre‑construction notification to staff prior to any work.
After review and requested plan changes, the commission moved for a negative determination (no Notice of Intent required) on the project, with the condition that the applicant deliver a revised plan dated for the next day so staff could prepare the determination. The motion carried.
