Port Royal's council adopted on first reading Ordinance 2025-1, which rezones roughly 0.37 acres described as Buford County Tax District 110, Map 10, Parcel 120 H (1613 Madrid Avenue) from T5 Main Street to T3 Suburban Neighborhood.
Planning staff (S11) told the council the planning commission unanimously recommended approval, and the applicant requested a downzoning to better match the single-family character of the surrounding neighborhood. The mayor summarized staff and commission support before the council moved, seconded and approved the ordinance on a unanimous voice vote.
The mayor said the rezoning aligns the parcel with the neighborhood feel along Madrid and Laurel avenues and will restrict multi-family and higher-density development patterns in that location.
Next steps: as a first-reading adoption the ordinance will follow the town's formal ordinance adoption process for second reading or finalization as required by local code.
