The Town of Loma Linda Board of Trustees and representatives from the Property Owner’s Association (POA) and the Architecture & Zoning Committee agreed on a set of initial steps for rezoning and lot splits in South Loma Linda and the South Golf Course at their Nov. 19 meeting.
The memorandum of required materials agreed upon for landowner requests calls for a clear plan for proposed use, specification of the type of zoning change requested and a description of infrastructure needs, including sewer or septic, roads, utilities and a storm-water plan. The Architecture & Zoning Committee noted that acreage development proposals may require plans stamped by a licensed engineering firm.
Committee members discussed reconstructing the town zoning map and identified specific areas for evaluation. The Architecture & Zoning Committee will meet within the next week to finalize reconstruction details for South Estates, the meeting record states. The committee also reiterated that it retains approval authority over construction plans submitted as part of building-permit applications for North Loma Linda Estates.
A motion to adjourn the combined meeting was made by Ken Auman and seconded by Mike Nunamaker; the motion carried unanimously and the meeting adjourned at 7:45 p.m. Minutes were signed by RaChelle Garman, Town Clerk, and James Childers, Chair of the Board of Trustees, and were posted Nov. 21, 2024.
Next procedural steps noted in the minutes: the Architecture & Zoning Committee will reconvene within a week to conclude the zoning-map reconstruction for South Estates and the town will provide the agreed handout to landowners outlining the application checklist.
