Planning Board approves pool and shed at 1 Wilson’s Way with easement protections

The Dover Planning Board voted 4-0 on June 29 to approve a Preliminary Site Plan Review (PSPR) for accessory structures at 1 Wilson’s Way, filed by Robert and Amanda Shapiro. The approval covers a 20-by-40-foot in-ground pool with spa and a 10-by-12-foot shed.
Town Planner Melissa SantucciRozzi said proposed improvements would be located within the existing tree line and outside the property easement. Engineer James Basile (Goldsmith, Preset & Ringwall) told the board the project includes three stormwater management systems approved by the Town Engineer; he confirmed two trees within the front setback would be removed with replacement landscaping proposed.
Chair Lisbon stressed the importance of protecting the existing equestrian easement and requested that the decision include a condition preventing interference with the easement’s use, access or physical condition. Abutter Mike Hoffman said the easement is regularly used for horseback riding lessons and requested that contractors be aware; Basile agreed that staking the easement prior to construction would help protect it.
The conditions of approval require compliance with the Town’s Stormwater Management and Erosion Controls (Chapter 159), dark-sky lighting standards, field marking and protection of the equestrian easement, and that the pool be filled by private trucked water with dechlorination before discharge. The motion passed by roll call vote, 4-0-0.
