Elm Grove board approves lighting, three business signs and a residential addition with design conditions

At its May 19 meeting the Elm Grove Building Board approved a group of routine and design-focused items, voting unanimously on all motions.
Lighting: Matthew and Jennifer Loverine received approval to relocate and add two corner-mounted exterior lights for a previously approved screened porch at 1460 Woodlawn Circle. George Mason of the QRS Group said the fixtures would be placed on a dimmer and serve entertaining use rather than motion-activated security lighting; the board approved the update 5-0 (motion by Kiel Thedford).
Signage: The board approved façade and monument/ground signs for three commercial properties. The Luther Group (780 Elm Grove Rd) received approval for a combined 56.65-square-foot sign package, within the 80-square-foot allowance for the frontage; the applicant confirmed backlit dimensional lettering and staff noted enforcement mechanisms for excessive light. Reinders, Inc. (13420 Watertown Plank Rd) was approved for a 132-square-foot total sign (calculated under the ordinance’s usable-building-area method), and The Boldt Company (12500 W Bluemound Rd) received approval for a 53.4-square-foot total sign. Each signage motion passed 5-0.
Residential addition: The board approved a 201-square-foot garage addition at 13420 Nicolet Ave with three conditions requested by members: (1) all siding above the gutter line shall be vertically oriented on all elevations, (2) the front door shall have a single light rather than divided-lite glazing, and (3) the shallow 2/12 roof pitch shown for one section must be finished with either an EPDM rubber membrane or standing seam metal (Mr. DiFonzo noted that a 2/12 shingled roof presents water and wind risks). The owner participated via Zoom and the design team, represented by Ashley Oliver, accepted the conditions. The addition was approved by a 5-0 vote.
The meeting closed after other business items and an update that The Boldt Company expects occupancy of its Elm Grove building in August.
