The Ocean Pines Association board voted to authorize design and engineering contracts for three amenity renovation projects, approving $75,000 for Beach Club plans, $51,000 for a clubhouse outdoor pavilion and $40,800 for a yacht-club outdoor kitchen.
Board president convened the vote after staff presented high-level designs and described a proposed partnership model in which an operator would invest in interior build‑out while the association funds structural work. "We're working on the architectural and mechanical drawings and we're looking at them," the general manager said, asking the board to approve contracts so staff can bid construction once designs are complete.
The board heard detailed presentations from a contractor identified as Bob, who described a two‑year schedule for rebuilding the Beach Club with a new kitchen and an upper‑floor restaurant, and a pavilion outside the golf turn to speed pace of play. Bob said his team planned to invest in interior fixtures and equipment and that Ocean Pines would provide structural work. "We're gonna put at least a half $1,000,000 into the Beach Club, another $200,000 into this building, and another probably $125,000 into the yacht club kitchen," he said.
Directors pressed staff on operations and revenue. Director Steve asked whether upstairs dining at the Beach Club would be year‑round and whether the pavilion would address staffing shortfalls; staff responded that the second floor would likely operate most of the year and the pavilion would offer quick-service items intended to speed play. The general manager said lease offsets and a revenue‑sharing structure with the operator would help recoup the association’s investment.
Votes and next steps: the board approved the Beach Club design request of $75,000 for Atlantic Planning and Development (drawings only), approved $51,000 for Vista Design to engineer the clubhouse pavilion (one director recorded an abstention), and approved $40,800 for yacht club outdoor kitchen design.
