River Ridge board approves gatehouse redesign contract and master signage plan

The River Ridge CDD authorized Bowman Consulting Group to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses at the community’s entry points. Eric Long presented the fee proposal, describing the work as a facelift rather than demolition and noting the gatehouse baseline conditions (including low clearance that led to 12 strikes this year). Design and permitting were estimated to take 12–18 months, with construction anticipated once financing is in place and initial costs invoiced to the district as reimbursable deferred costs.
District Engineer Charlie Krebs said elevation certificates and original drawings may be required for permitting; he will confirm whether scanned construction plans exist. Mr. Pires advised that the chair may execute subconsultant agreements as needed after counsel and manager review.
The board also approved Bowman Consulting Group’s landscape architecture proposal for the Pelican Sound Master Signage Program, which calls for replacement and relocation of monuments throughout the CDD. Neighborhood monument replacements, design and permitting will be budgeted under Pelican Sound replacement reserves. Mr. Long said RG produces 3D renderings and visual aids to convey the appearance of proposed elements to neighborhoods.
The board asked staff to provide information and renderings to neighborhoods when appropriate and designated Mr. Blumenthal as liaison to the board on communications for the projects.
