The Monroe Zoning Board of Appeals on July 7 approved a side-yard setback variance for 193 Old Zohr Road (ZBA202609, file 1447), permitting an 11-foot setback in place of the 30-foot requirement. Commissioners approved the request after deliberation, finding the property's configuration and the age of the existing nonconforming house support the hardship finding.
Jason of Cutler Architects presented the application, explaining the lot is about 0.7 acres within a 3-acre zone and that a two-story rear addition would reduce the setback to 11 feet. He said the project will demolish an existing garage that encroaches on the setback and that neighboring houses are distant and screened by trees.
"The site is only 0.7 acres in a 3-acre zone," Jason said, adding that options for expansion were limited and that the proposed design aligns with the existing structure.
Several commissioners reported site visits and observed a large separation between the subject property and its nearest neighbor, which tempered visual-impact concerns. The board found the application met the variance criteria and approved the motion to grant relief. The applicant may proceed to building-permit review and must comply with any permit-stage inspections or conditions.
