Cleveland City — The Cleveland Planning Commission met April 16 and approved recommendations on two variance applications, denied a setback variance for a proposed pool, and recommended an appointment to fill an unexpired term.
Chairman John Aguzzi opened the meeting at 4:00 p.m. The commission approved the March 19, 2026 minutes on a motion by Planning Commissioner David Griffith, seconded by Robert Heslep; the motion carried with an "Aye" vote and no opposition.
On new business, applicant Justin Huerta sought a minimum lot width variance under the Land Development Ordinance, Article 6, Section 609, to construct a new home at 204 N. Victoria Street; the R‑2 zoning district requires a minimum 80‑foot lot width. After discussion, Commissioner David Griffith moved that the commission recommend approval of the variance to the Mayor and Board. Commissioner Jordan Goins seconded the motion, which carried unanimously.
Also on new business, applicant Blake McClain requested a variance under Article 6, Section 608 to allow more than one primary structure per lot as described in the accessory‑structure definitions. The commission discussed the proposal and approved allowing expansion of the existing accessory structure for a non‑habitable outdoor and recreational area. The motion to allow the expansion was made by David Griffith, seconded by Robert Heslep, and passed with no opposition.
In old business, Bo Howell requested a 4‑foot accessory‑structure variance under Article 4 to construct a swimming pool at 204 Mockingtrail Lane; the ordinance requires an 8‑foot setback from any other building or structure. Commissioners considered an April 15, 2026 letter from the city engineer and, on a motion by Jordan Goins seconded by David Griffith, voted to deny the recommendation to the Mayor and Board.
In reports, Commissioners voted to accept the recommendation that Laken Winters complete the unexpired term of member Lisa Cooley; the motion was made by Jordan Goins, seconded by David Griffith, and carried without opposition.
The meeting adjourned with no further business. All formal motions recorded during the meeting were carried by unanimous 'Aye' votes and will be transmitted to the Mayor and Board as appropriate.
