The Brandon Board approved a development review for the Summit at Brandon multifamily project after the applicant presented site plans, renderings and an economic impact summary.
A presenter for the project described a clubhouse-forward site with a central pool, fitness and social amenities, a pickleball court, dog park and walking trail. The timeline presented showed plan submission last August, city review completed in March and construction slated to start next month with an expected completion in March 2028. The presenter said the overall investment would be about $50 million with roughly $400,000 in annual property taxes, about 300 temporary construction jobs during two years and six permanent jobs.
Board members asked whether the units would be marketed as 'lofts' and whether traffic capacity—specifically a two-lane bridge serving the master plan area—would create a bottleneck. An engineering representative said the traffic study recommended a two-lane bridge based on assumed master-plan conditions and projected volumes.
A motion to approve the development review application for the Summit project was made by Lou Coker and seconded by David Farris; the board approved the request after discussion with one member recorded as opposed on the voice vote.
