The Montrose County Board of County Commissioners voted April 16 to deny a rezone request from general agricultural to general commercial for a 2.77-acre property on Highway 550 (the Cervantes rezone). Planning staff told the board the request does not conform with the recently adopted county master plan and is considered a spot zone; the planning commission likewise recommended denial.
During discussion, staff explained the site is outside established commercial nodes in the master plan and that granting the rezone would undermine the county’s planned approach to highway-side development and preservation of scenic corridors. Commissioner Sue Hansen moved to deny based on the findings of fact in the staff report; the motion carried and the board recorded the denial.
Staff noted the applicant did not appear at the hearing and that record materials, including proximity analysis and master-plan comparisons, supported the planning commission's recommendation.
