Developers present revised five-building project; commission requests more details before vote next month

Developers seeking to demolish an existing multi‑structure complex and replace it with five apartment buildings and an attached parking structure presented updated plans and renderings to the Italian Village Commission on Thursday.

In a presentation summarizing changes made after the June special meeting, the project team said they had moved and reconfigured the courtyard and dog‑park, added wrap‑around balconies, and provided full elevations for all sides of the buildings. The team said the changes were meant to activate street corners and improve the pedestrian edge along 6th Street.

Commissioners generally welcomed the revisions but pressed the team for more concrete details. One commissioner said the new courtyard and repositioned dog park "create a nicer urban edge" and praised articulation at corners, while others asked for more information on how proposed trees along 6th Street would be preserved during construction.

Landscape and materials questions dominated the discussion. The landscape presenter said the design attempts to preserve healthy street trees where feasible and that the team had added native, smaller‑profile trees along East 1st to avoid utility conflicts. Commissioners asked for a full planting legend with leader labels, a shade study for the interior courtyard, and clearer information about underground detention areas that limit tree placement.

A number of commissioners and design reviewers raised concerns about exterior materials. Several asked for examples of installed faux wood‑grain aluminum siding and for maintenance and longevity details; one commissioner said they remained "nervous about the wood‑paneled aluminum siding" and asked for local precedents. Members also urged the team to break up the perceived "boxiness" of some facades through additional articulation and varied materials.

Commissioners requested more technical information on several fronts: lighting plans (including garage photometrics), full elevation sets showing grading and retaining walls, locations and screening strategies for trash, bike storage and utility/transformer areas, and specifics on balcony undersides and finishes. The project team said it would bring those details and samples of materials at the next meeting.

No vote was taken; the commission closed the conceptual review and told the applicant to return next month prepared for a final vote. The applicant said it intends to present the requested lighting, grading and material samples at the next meeting.

Next steps: the commission expects a formal vote on the application at its next meeting after the applicant submits the requested drawings and sample boards.
