Des Moines County approves Combs Subdivision final plat with lot-size waiver

The Des Moines County Board of Supervisors on July 7 approved the Final Plat for Combs Subdivision and a related waiver reducing the minimum lot size from 0.92 acres to 0.73 acres, Assistant Land Use Administrator Jarred Lassiter said.
The board adopted Resolution #2026-044, which cites Iowa Code Section 354.8 for plat certification and includes the condition that the 0.73-acre parcel is unbuildable on its own and is intended to be transferred to an adjoining owner to enlarge an existing property. Member Jim Cary moved to approve the resolution; Vice Chair Tom Broeker seconded, and the motion passed unanimously.
Jarred Lassiter presented the final plat and recommended approval after review by the county auditor, health department, secondary roads department, and land use department, all of which recommended conformance with county standards. The resolution text states the minimum lot size requirement in Article VI, Section C(4) was waived for the single lot in question.
The action means the plat is officially certified by the board and may be recorded subject to the resolution's condition. The resolution was approved and signed by Chair Shane McCampbell and attested by County Auditor Sara Doty.
No public opposition or further conditions were recorded in the minutes. The Board noted a Conservation work session is scheduled July 14 to discuss the potential sale of mineral rights to USG, a separate agenda item.
