At its June 18 meeting the Ashland Planning Board approved two voluntary lot mergers and a subdivision after staff confirmed required forms were complete and notices were published.
For the first merger (Sharp/Sharp Revocable Trusts at 77 Bridal Road), staff confirmed the state form was signed and notarized and that the board would require proof of paid real estate taxes before filing the merger with the registry. The board voted to approve the merger of Lots 13 and 14.
The second merger, for Lots 22 and 23 at Squam River Landing (applicants Francesco and Deborah Ventra), was likewise accepted as complete and approved, with staff again noting registry filing will be held until taxes are paid.
The board also approved a subdivision application for Steven and Janine Timbalonis that creates two parcels to be conveyed to buyers; staff verified the subdivision application was complete, the required notices appeared in the newspaper and DES was notified because the parcel lies within the protected shoreline of the Squam River. Members approved the subdivision with conditions noted by staff and recorded the required MILR paperwork.
