District rebids golf-clubhouse after contractor bids top budget; demolition set for fall

The Lauderdale Lakes Lake Management District reported that initial general-contractor bids for a new golf-course clubhouse came in substantially higher than planned, in the $1.8 million–$1.9 million range. The board said it is re-bidding the project by packaging work for subcontractors so the district will act as its own general contractor; those subcontractor bids have come in more favorably, at about $1.45 million.

The minutes note the board is addressing requirements raised by DSPS related to fire suppression, basement exits and adding a toilet and lavatory to each main-floor bathroom. The district expects demolition and the start of construction in late September to early October and anticipates project completion in late spring 2025.

Funding for the project includes a previously approved $1.2 million loan, $183,000 in district reserves and approximately $80,000 raised through donations and fundraising. The minutes state the district is pursuing value-engineering opportunities and that fundraising activities include new tee signs, a “Last Hurrah” auction, patio paver sales and a tree-tribute program. The minutes list an estimated increase of $50 per year on the tax bill for each resident to support district finances.

Long-range plans discussed in the same agenda item include a new club storage building, additional parking, tennis and pickleball courts and consideration of the community center’s future. The minutes did not provide a detailed financing schedule or a final construction contract; the board said it is reviewing bids and that final costs are not yet fixed.
