Douglas County board approves replat to make two existing homes legal lots in Stone Creek Ranch

Trevor Bedford of Community Development told the board the Stone Creek Ranch filing 1 second-amendment replat (project SB2022-038) would convert Tracts M and T into two single-family residential lots — proposed Lot 330 (1.00 acre) and Lot 331 (2.18 acres) — to make existing residences consistent with a previously approved PD amendment.
Bedford said referral comments were standard and had been addressed and noted that Parker Water and Waste Water District provides central water and sewer service to the properties. He cited the replat approval standards in Section 704 and Article 7 of the Douglas County Subdivision Resolution.
Applicant Mike Sanders of Choke Cherry Investors LLC said the replat resolves naming and classification inconsistencies from the 2015 plat (tracks versus lots) and confirmed the PD requires the existing residences to remain on-site. No public comments were received during the board hearing. Commissioner (speaker 3) moved to approve the replat with two staff conditions; Commissioner (speaker 5) seconded and the board approved the motion.
The decision regularized the legal status of the two parcels so they can be sold or redeveloped within the PD requirements and applicable county standards.
